How to use the rate: a worked example
Say you are building a 150 m² three-bedroom house to a standard finish. At GHS 4,800–6,500 per m², your structure and finishing budget would be roughly GHS 720,000 to GHS 975,000. Move to a basic finish and it drops toward GHS 525,000–720,000; go premium and it climbs past GHS 1 million.

What the per-square-metre rate includes — and excludes
The rate covers the core structure and finishing: foundation, walls, roof, plastering, tiling, painting, doors, windows and basic services. It usually excludes the cost of land, perimeter fencing, gatehouse, landscaping, boreholes and connection fees. Budget for those separately.
